How the estimate works

Builders in Pakistan price a house by its covered area — the floor area of every storey added together — times a rate per square foot. The grey structure (foundations, columns and beams, brickwork, roof slabs) is roughly half the cost of a finished house; finishing (tiles, plaster and paint, electrics, plumbing, doors, windows, kitchen and bathrooms) is the rest, and is where the choice of materials moves the price most.

Not included: the plot itself, the architect and approval fees, boundary walls, solar, and furnishing.
