Banks usually want the installment to stay under about 40–50% of your take-home pay — here that means earning roughly PKR – a month.

How the installment is worked out

This is a reducing-balance loan: every month you pay the same amount, and the part that is profit gets smaller as the loan is paid down. The rate is the yearly rate the bank quotes; most banks in Pakistan link it to KIBOR, so it can move during the loan.

Islamic banks offer home finance as diminishing musharakah (shared ownership you buy out month by month, plus rent on the bank's share). The monthly payment works out much the same, so this calculator gives a fair idea for both.

Ask the bank about processing fees, insurance and valuation charges too — they are not included here.
