Hayatabad is a planned township on the western side of Peshawar, developed by the Peshawar Development Authority (PDA). It is the city's largest organised residential area and, for many Peshawar families, its first choice.

The layout

Hayatabad is divided into phases (1 to 7), each made of sectors with houses on regular plots, green belts, mosques and local markets. Major hospitals, schools and colleges are spread across the township, and the busy Karkhano Market is close by on the road towards Torkham.

Who it suits

  • Families who want wide roads, open spaces and organised services.
  • Doctors and hospital staff, students and professionals working nearby.
  • Renters, who will find houses and portions across all phases.

What to check

  1. Phase and sector. The older phases are more settled; the newer ones have more open plots.
  2. PDA records. Transfers are recorded with the PDA — make sure the seller's papers match before paying.
  3. Corner and road-facing plots cost more; decide whether you need the extra.
