Bahria Town Rawalpindi–Islamabad is one of the largest private housing communities in the twin cities. It is developed in phases (1 to 8) spread along the GT Road and the Islamabad Expressway, which puts most of it within easy reach of both Rawalpindi and Islamabad.

Bahria is a gated community: entry is controlled, roads and parks are maintained by the developer, and it has its own schools, hospital, mosques, sports grounds and commercial areas. The older phases are fully settled, while Phase 8 and its newer sub-schemes still have open plots and houses under construction.

What to check before you buy

  1. Which phase. Distance to the expressway, how built-up the street is and the age of the houses vary from phase to phase.
  2. Possession and development. In newer blocks, make sure the plot has possession and that roads, power and water reach it.
  3. Transfer at Bahria's office. Sales are transferred by the developer, who checks dues and maintenance charges first.
  4. Running costs. Budget for monthly maintenance charges on top of utility bills.
