Clifton is Karachi's seaside district and one of its most established addresses. It stretches along the coast in numbered blocks, with a mix of apartment towers, bungalows and some of the city's best-known landmarks.

What's here

  • The seafront at Clifton Beach and Sea View, crowded with families every evening.
  • The shrine of Abdullah Shah Ghazi, one of Karachi's most visited places.
  • Dolmen Mall Clifton and plenty of restaurants, schools, clinics and banks.
  • Quick access to Saddar, the city's business districts and DHA next door.

Who it suits

  • Apartment buyers and renters — Clifton has a large stock of flats, many with sea views.
  • Families who want an established neighbourhood with schools and hospitals nearby.
  • Investors looking for steady rental demand.

What to check

  1. Building approvals. For apartments, ask for the building's approval from the Sindh Building Control Authority and confirm the floor you're buying was part of the approved plan.
  2. Lease and sub-lease. Flats are sold on a sub-lease; make sure it's in the seller's name and registered.
  3. Maintenance and water. Ask about the building's maintenance charges, lifts, backup power and water supply — in Karachi these matter as much as the flat itself.
